What actually drives the cost.
Size & layout
Area is the biggest driver, but an open plan and a heavily partitioned space of the same size don't cost the same to build.
Finish level
The jump from a clean standard finish to bespoke, high-end materials is where budgets move the most.
Joinery & millwork
Kitchens, wardrobes, panelling and custom furniture — made in our own workshop — are often a large share of a home or venue.
MEP & structure
New electrical, HVAC, plumbing or any structural change adds cost that a purely cosmetic refresh doesn't.
Scope
Design-only, fit-out-only and full turnkey are very different numbers. Turnkey buys you one accountable team end to end.

How much does interior design and fit-out cost in Dubai?+
It depends on size, finish and scope, which is exactly what the calculator is for. As a rough guide, a good turnkey fit-out is priced per square foot, and the finish level you choose is the biggest lever on the final number. Is this estimate a quotation?+
No — it's a planning ballpark only. A real quote is built from your actual drawings, materials, joinery, MEP and site conditions. The calculator is there to give you a realistic order of magnitude before you commit to anything.
Does the estimate include furniture and FF&E?+
The turnkey figure is intended to cover the built interior. Loose furniture, FF&E and specialist equipment are usually specified separately once the design is set — we'll break this out clearly in your quote.
Do you charge for design separately from the build?+
You can engage us for design only, fit-out only, or full turnkey — the calculator lets you switch between them. Most clients take the turnkey route so design and build sit with one accountable team.
How accurate is the calculator?+
It's a guide, not a guarantee. It uses typical Dubai rates by project type, finish and scope, then shows a range. Your real figure can sit outside that band depending on the specifics — which is why the next step is always a proper site conversation.
